Volumetric modular construction: Understanding contractual and professional exposures in the delivery process

This webinar explains the risks of volumetric modular construction and the characteristics and advantages of using the AIA Contract Documents agreements and forms.

July 16, 2025

The construction industry has moved beyond simple “prefab” techniques and, because of client demands, is using volumetric modular units constructed off-site and assembled into a final capital asset. The role of the design professional in designing volumetric modular units can vary because of state law, client requirements, and contractual provisions. The AIA Contract Documents program has generated a series of professional services agreements, construction contracts, and guidelines to assist in the transition to using volumetric modular construction (VMC) on projects.

This webinar explains the risks of volumetric modular construction and the characteristics and advantages of using the AIA Contract Documents agreements and forms to parse out the responsibilities and risks, secure appropriate compensation, and ease the process of designing, constructing, and installing units to create a completed capital asset.
